The Conversation You Are Afraid To Have

My team knows all too well that,

"The quality of our lives is directly related to the number of uncomfortable conversations we are willing to have."  

We have all been there before.  Dodging that one phone call, or avoiding that one person.  STOP IT.  A while ago, I was having a conversation with one of my good friends who specializes in property management.  I asked him if the tenants were happy in a particular project he was working on.  His response:

"I don't know.  We don't really talk to the tenants because we don't want them to ask for stuff.  It's better business to let them just call us when there is a problem."

THATS NUTS.  While you are afraid to ask your tenants

Why You Need To Pick A Niche and Run With It

Important post today.  One of my friends opened a commercial retail brokerage about a year ago.  Since then I have seen his business bleed into the gray area of "full service" real estate companies.  He started as a landlord rep, then moved into landlord and tenant rep, then added in office leasing, and then added in land, which was residential land, but since he was selling to a builder, he considered it commercial real estate.  Today he started offering business brokerage services.  

So lets define "Niche."  According to Google a Niche is "A shallow recess, especially one in a wall to display a statue or other ornament."  In business, a niche is a specific area of expertise, and a good thing to remember is that the RICHES ARE IN THE NICHES.

The Power Of One vs Many - Strengthening Relationships Via Specific Value Propositions

First, let me say, I LOVE how complicated the title of this post sounds.  My assistant thought of it.

When we talk about "One Vs. Many," what we are really talking about is grabbing someones attention and holding onto it.  Last night I got a follower on Twitter.  Their "description" was:

 "400 + Free Things for Entrepreneurs and Start Ups."

Whats wrong with it?  I don't have time to
look at 400 things (and neither do you, even if you think you do.)  I have time to look at one or two things that are targeted

Welcome To The CRE Coach Website

Thank you for stopping by The CRE Coach website. Wether you are new to commercial real estate looking to jumpstart your career, or a seasoned veteran who wants to take the game to the next level, you have come to the right place.

You will not find any lengthy reads, 40 minute videos, or fluff here. Everything is condensed, focused, and actionable so you can ingest it quickly, apply it if appropriate, and get back to deal making. In the rare event that I have ALOT of value to deliver in one post, I will put a video summary (never exceeding 2 minutes) giving you the meat and potatoes.  Your time is money, and I want you to make more of it.  (Time AND Money).

2.  I Want You To Disagree With Me
But only after you have read and understood the content.  My way is different, my way is slightly unconventional, but my way makes money. How?  My way requires hustle and hard work.  But I guarantee that the action steps I give will produce measurable results.  If you don't like what I say, or if something doesn't work, I ALWAYS keep my comment section open.  Bash me in the comments if I make a mistake. This is a community and I want everyone involved.
